Your background:

MAIN RESPONSIBILITIES & ACCOUNTABILITIES

The Assistant Property Manager supports the Property Manager – Asset Management in the

performance, maintenance, and strategic planning of real estate or investment assets. This role plays

a key part in property operations, financial and administrative reporting, and supporting initiatives

that maximize portfolio value and return on investment.

KEY RESPONSIBILITIES:

• Assist in managing a portfolio of industrial properties and warehouses
• Monitor property performance metrics and operating expenses

Role purpose:

The Asset Manager Lead will be responsible for managing the portfolio of real‐estate and secured assets, particularly foreclosed, distressed or repossessed properties.

This role requires expertise in
real‐estate litigation
, asset recovery and value enhancement. You will lead asset management operations ensuring assets are optimised, disposed of/integrated into sale pipelines, and that recovery strategies are robust and executable.

Key responsibilities:

• Lead the asset management team for secured assets (land, residential, commercial, industrial) acquired via NPL/NPA resolution or foreclosure.
• Develop and implement asset enhancement and monetisation strategies: refurbishment, leasing, resale, joint ventures, redevelopment, or bulk sale.
• Evaluate and manage the legal/litigation status of assets: ensure title, foreclosure, repossession, eviction, litigation risks are assessed and managed.
• Work with legal, valuation, operations, sales, finance teams to ensure assets are litigation-ready and value is realised.
• Monitor asset performance: occupancy, leasing yields, cost of holding, cash flows, value appreciation, carrying costs, exit timing.
• Prepare asset business plans, budgets, performance dashboards, and track KPIs (IRR, yield, cost per sq m, time to exit).
• Coordinate with the sales/disposition team to ensure assets are moved into the pipeline for disposal or recapitalisation.
• Stakeholder management: banks, asset sellers, debtors, legal/regulatory bodies, real-estate developers, joint venture partners.
• Drive continuous improvement in asset management process, asset lifecycle structure, data and reporting frameworks.

Candidate profile:

• 8+ years' experience in asset management of real-estate/foreclosed/secured assets or NPL/NPA portfolios.
• Strong knowledge of real‐estate litigation, repossession, foreclosure, title issues, asset recovery mechanisms.
• Experience structuring asset value enhancement strategies (leasing, redevelopment, JV, sale).
• Understand financial modelling for real estate (IRR, yield, value‐add, redevelopment).

SCOPE OF RESPONSIBILITIES

• Manage, motivate and coach a team of asset managers to achieve the optimum recovery, on the assigned asset portfolio
• Review asset resolution processes and procedures and create new, creative methods of increasing loan collections
• Develop asset manager incentives to drive the borrower resolution process
• Engage in the entire loan workout process, from in-depth analysis on assets, to assisting the AM in interviewing and negotiating with the borrowers
• Perform financial and cashflow analysis, and assess collateral valuation, to determine appropriate resolutions
• Follow-up on the litigation process, that would facilitate bringing borrowers back to negotiate settlements
• Submit and present cases to senior management/investment committee for approval
• Conduct reviews of assets to determine status vs business plan and/or approved settlements
• Assist in due diligence of new portfolio acquisitions as required

JOB QUALIFICATIONS

• Bachelor's Degree, Master's Degree is preferred
• 10-15 years of NPL mortgage loan and/or individual lending experience
• Experience with loan origination, analysis or NPL workout.
• Knowledge of asset valuation is a plus.
• Strong negotiation, motivation and analytical skill.
• Good coaching skills and team lead skills.
